How Pranee Legal Came to Be
Pranee Legal was established in Bangkok by a small group of Thai legal professionals who had spent years working in larger commercial firms. Over time, each of them noticed the same gap: when families came to deal with an estate — often in the middle of grief — they found themselves shuffled through processes designed for corporate clients, not for people in a tender and difficult moment.
The decision to open a focused practice came quietly, through conversations between colleagues about what they wished they could offer more of — patience, plain language, private meetings that lasted as long as they needed to. Pranee Legal was the result: a small, careful practice on Charoen Krung Road with a narrow focus and a measured approach.
We handle inheritance matters only. That means every member of our team understands the Thailand Civil and Commercial Code's succession provisions deeply, works with the same courts and registries regularly, and brings a settled familiarity to even the most complex estate situations.

Inheritance Law in Thailand — What Families Need to Know
Succession matters in Thailand are governed primarily by the Civil and Commercial Code, Books V and VI. When a person passes away, their estate — which may include land title documents, bank accounts, business interests, vehicles, and personal assets — passes to their heirs either through a valid will or, in the absence of one, through statutory succession rules that define six classes of heir.
In practice, even relatively straightforward estates often require interaction with the Land Department, financial institutions, the Revenue Department, and the local district office. Each of these bodies has its own documentation requirements and timelines, and the process of gathering, translating, certifying, and filing the correct paperwork consumes significant time and attention.
Where there is no will, or where the validity of a will is in question, court involvement becomes necessary. The competent court for inheritance matters in Bangkok is the Civil Court or, for matters where the estate is large, the Central Juvenile and Family Court if minor children are among the heirs. Obtaining a court-appointed administrator of the estate is a step that many families find unexpectedly complex.
